Our ambition is to elevate residential living in Queenstown to new heights
Our vision is simple. Match the unparalleled lifestyle on offer in Queenstown with the same calibre of living.

Guiding principles
To achieve this vision, our in-house team of award-winning architects, interior designers and urban planners have developed a rigorous set of guidelines to deliver the best living experience possible.
Long term planning
Kawarau Heights is guided by a carefully considered masterplan that allows each home to feel distinct, while contributing to a cohesive and enduring neighbourhood, today and well into the future.
Enhanced views
One of the defining features of the site its expansive outlook across Queenstown’s most iconic alpine peaks. Homes, outdoor spaces, and even streetscapes are thoughtfully positioned to maximise views, light, and a strong connection to the surrounding landscape.
Community orientated
A well-designed neighbourhood supports connection without compromising privacy. Kawarau Heights’ considered planning approach creates an open, welcoming environment, that balance a sense of community with personal space.
Comfort & happiness
Every home is designed with everyday living in mind. From generous natural light and well-considered layouts to high-performance climate control and architectural detail, comfort and liveability are central to each design decision.
Indoor, outdoor living
Thoughtful layouts to allow interior living areas to flow naturally into outdoor environments, creating homes that adapt easily to the seasons and support year-round living.
Durability & style
Materials are selected for their longevity, performance, and timeless appeal. Each element is chosen to withstand the alpine environment while contributing to homes that feel refined, practical, and built to last.

Bespoke design
No two houses are the same at Kawarau Heights. We begin by selecting the overarching high-end home design from our three concepts, then elevate from there. We ensure every possible benefit of each individual site, like sunlight, views and shelter, is maximised to the fullest extent through our bespoke home design process.

Flat roof
In an alpine setting, a flat roof home offers a modern and minimalist design that harmonizes with the natural landscape. The clean lines and expansive, unobstructed rooflines can help integrate the structure with the surrounding mountains and lakes, enhancing those panoramic views from the site.
This style is often used for contemporary, luxury homes which focus on maximizing internal to external flow whilst creating sleek, unbroken silhouette against the more rugged backdrop of the mountains.

Transition roof
The transition roof design is a fusion between modern and traditional alpine architecture, characterized by its combination of roof pitch. This type of design responds to the steep slopes of the alpine terrain whilst also allowing for more usable space in the upper floors within some of the home typologies.
This style is used across the site where we wanted to blend seamlessly between the three styles, and respond to the undulating topography of Queenstown’s hills. This typology offers a balance between contemporary design and environmental responsiveness.

Gable end traditional
The gable end traditional home draws from classic alpine architecture, with its steep, triangular roof and symmetrical design. This style is particularly well-suited to the cold, snowy environment of Queenstown, as the sharp pitch of the gable roof also promotes heigh and volume within the internal spaces.
This type of home evokes a sense of warmth and heritage which, when complimented with natural materials like timber and stone, further enhance its connection to the surrounding mountainous landscape.
